Freehold Property managеment
The management of a freehold property includes everything necessary for the maintenance and letting out of the respective property: from the obligatory maintenance, payment of the expenses over public utility services and bills for current consumption, as well as the annual municipal tax, advertising and lodging of the Lessee for a short or long-term rental period, communication with other estate agents to offering of a fulltime service to the Lessee during the period of stay or the period of rent:
- Regular advertising and effective viewing of the Property;
- Letting out of the Property and juridical / legal provision of the deal;
- Insuring of the Property upon demand of one of the parties;
- Safe-keeping of deposits consigned by the Lessee and their use in case of need;
- Supervising the fulfillment of all the terms and provisions in the contract signed, including payment in time of the monthly rent agreed and the current consumption;
- Supervising over the Property condition and Its maintenance in a good condition on behalf of the Lessee;
- Regular report on rental relations history and occurring of possible problems;
- Representation of the Property Lessee before state, municipal and private institutions and organizations, including audit and deposit of due taxes and fees on behalf of the Owner / Lessor;
- Representation of the Property Lessee before the general assembly of the owners (in a case of a floor property), including organizing, control and accounting for the expenditure of the common / shared resources;
- Representation of the Property Lessee before Organizations, offering public utility services. Payment on behalf and at the expense of the Property Lessee of bills on the operating / current consumption of the Property (electric power, water, heating, telephone etc.);
- Assistance in activities on maintenance and attendance of common parts on behalf of and at the expense of the Owner / Lessor;
- Removing of damages;
- Organizing, management and controlling the fulfillment of finishing repair works in the Property (referring to newly constructed estates);
- Performing of full repairs necessary in the Property rented, that are Lessor’s obligation;
- Coordinating activities connected with projects for interior reconstruction, interior decoration (design) and furnishing.
