2. Management and Maintenance of real estates in Bulgaria

- Legal representation of the Owner of the Estate before state,    municipal and private institutions and organizations, including    audit and deposits of due taxes and fees on behalf of and at    the expense of the Owner;

- Legal representation of the Owner of the Estate before the    general assembly of the owners (in a case of a floor property),    including organizing, control and accounting for the    expenditure of the common / shared resources;

- Legal representation of the Owner before the Organizations,    offering public utility services. Payment on behalf of and at the    expense of the Owner of bills on the operating / current    consumption of the Estate;

- Delegating of activities on maintenance and attendance of the    common parts on behalf of and at the expense of the Owner ;

- Observing the timely payment of rents and consumptions;

- Collecting and transferring of due rents and installments;

- Safe-keeping of deposits consigned by lessees and their use in    case of need;

- Keeping the Owner informed about the current condition of the Estate;

- Regular (periodically) report before the Owner;

- Annual summary report;

- Registering of the whole documentation and information    concerning the Management of the Estate. Placing at the    Owner’s disposal of documentation in case of demanding of    the latter;

- Monthly control over the condition of the Estate;

- Removing of damages;

- Emergency plan of action;

- Organizing, management and controlling the Property    maintenance as well as Its belonging areas (cleaning, security    guard, garden / park design – planting, grassing etc.);

- Organizing, managing and controlling the fulfillment of finishing    repair works in the Estate (referring to newly constructed    estates);

- Organizing, managing and controlling the fulfillment of    reiterated or one-time repair works in the Estate by the    Owner’s wish (refreshment, reconstruction etc.);

- Organizing and Property viewing.

- Complete servicing during the construction stages of the project    from the designer’s blue print through the complete sale of     the properties till their management after that;
